WHAT IS A HOME INSPECTION?

A home inspection is an objective visual examination of the structure, systems and components of a home - from the foundation to the roof.

 

Objects that are evaluated include the following:

While a home cannot fail an inspection, it's components can. A home inspection provides you with an independent opinion as to the condition of the property at the time of the inspection. An inspector typically spends between two to three hours evaluating a home, and may recommend further evaluation if problems or symptoms are discovered. INSPECTOR'S TIP - Nail Pop

The above defect is a roof condition known as a nail pop. Nail pops are normally minor maintenance issues only, depending on the number and extent. If not properly maintained they will however lead to leakage and damage to the inner attic and ceiling components.

Isolated nail popping is normally the result of thermal expansion and contraction, particularly in the summer periods where high temperatures are to be expected within the attic area. Extensive nail popping however, can be the result of poor shingle application and major repairs may be needed.
